  • Replacement Tenant Accepted
    The tenant must find a replacement tenant acceptable to the landlord. Outstanding rent must be cleared before the replacement is approved. The replacement tenant must sign the tenancy agreement and complete the required payment before responsibility is transferred.

    If the tenancy agreement is not signed within 5 days of issue, the booking may be cancelled without penalty by the landlord. For bookings made on or after 1st August 2026, the tenancy agreement must be signed within 2 days, otherwise the booking may be cancelled. The landlord reserves the right to refuse or cancel any booking at its sole discretion. If this occurs, any payments made in advance will be refunded in full.     An advance rent payment of £150 (inc. VAT) is payable when the application is completed. It is credited towards the first rent instalment. It is retained if the tenant accepts the tenancy agreement but does not proceed with the booking.

    Guarantor Requirement

    A guarantor is not required if the tenant pays the full tenancy rent upfront. Otherwise, applicants must nominate a guarantor who: Is aged 18 or over. Does not live with the tenant unless they are the tenant's parent or guardian. Does not live in another property managed by the accommodation provider. Must provide photo identification and proof of residence dated within the last 3 months. The guarantor is responsible for unpaid rent and costs arising from breaches of the tenancy. Failure to provide suitable documentation will result in the guarantor being declined.
