  • Cooling Off Period
    A 72-hour cooling-off period applies if the booking is made online or by phone and the accommodation has not been viewed in person. From 1 August 2026, the cooling-off period is reduced to 24 hours. Cancellation is permitted only before moving in. Refunds are processed within 10 working days.
  • No Visa No Pay
    Cancellation is permitted if the student is unable to obtain a UK visa. Supporting evidence must be provided within 72 hours of receiving the visa decision. The advance rent payment will be refunded if the request is approved. If evidence is received after the tenancy start date, the tenant remains liable for rent until the release is confirmed.
  • No Place No Pay
    Cancellation is permitted if the student does not receive the required grades to attend their chosen university. Cancellation is also permitted if the student fails to achieve the grades required to continue their studies. Supporting evidence must be provided within 72 hours of receiving the outcome. The advance rent payment will be refunded if the request is approved. If evidence is received after the tenancy start date, the tenant remains liable for rent until the release is confirm
  • Replacement Tenant Accepted
    The tenant may find a replacement tenant acceptable to the landlord. The replacement tenant must sign a new tenancy agreement. The replacement tenant may be offered the accommodation at the current market rent. The original tenant remains liable until the replacement tenant has signed the agreement and completed the required payments.
  • Other cancellation policies
    If the booking is cancelled before the Tenancy Agreement is countersigned, the advance rent payment will be refunded. If the Tenancy Agreement is not signed within 5 days of issue, the booking may be cancelled. For bookings made on or after 1 August 2026, the agreement must be signed within 2 days, otherwise the booking may be cancelled. Once the Tenancy Agreement has been countersigned, the tenant is legally responsible for paying the full rent even if they do not move in or leave earl

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice.   • Payment and Fees

    Booking Deposit

    An advance rent contribution of £150 (including VAT) is payable when completing the application. The advance rent contribution is credited towards the first rent instalment. If the booking is cancelled before the Tenancy Agreement is countersigned, the advance rent contribution will be refunded. If the tenant accepts the Tenancy Agreement but does not proceed with the booking, the advance rent contribution will be retained by the landlord.

    Pay In Instalment

    Rent can be paid in monthly instalments with an approved guarantor. The first rent instalment is due on 1 August 2026. Monthly instalments are due on the 9th of each month from October onwards. Students without a guarantor must pay the full annual rent in one upfront payment by 1 August 2026.

    Mode Of Payment

    Payments can be made through the Residents' App. Students with a UK bank account can pay using Pay by Bank through the Residents' App. Payments can also be made through the Residents' Portal. Bank transfer is available on request. Students should contact the Residents' Team at least 2 weeks before the payment due date, as bank transfers require additional processing time.

    Guarantor Requirement

    A guarantor is required for students choosing to pay rent in instalments. A guarantor is not required if the full annual rent is paid upfront. The guarantor must be over 18 years of age. The guarantor cannot live with the tenant unless they are the tenant's parent or guardian. The guarantor cannot live in another property managed by the accommodation provider. The guarantor must provide valid photo identification and proof of residence dated within the last three months. Failure to provide suitable documentation will result in the guarantor being declined. Sanction checks are completed on both applicants and guarantors before the tenancy is finalised. A failed sanction check will result in the booking being cancelled.
