Centrally located and purpose-built for students, this modern high-rise is designed to support your academic journey while providing a warm, welcoming community with great studios. Whether you're after a private space to focus or something more social, we’ll offer a range of fully furnished room types to suit your lifestyle and budget. From studios to shared apartments, each room is thoughtfully designed to make uni life simpler – with modern amenities, secure access, and spaces where you can relax, study, and connect with others. Cancellation Policies
  • Early termination by students
    For 26-27 AY:- If you give a written notice to the property management that you wish to cancel the agreement, the following will apply: (a) if they receive notice on or before moving in, any overpayments will be repaid but the Bond Paid will be refunded by the Tenancy Services. (b) if received whilst in house you are responsible for payment to the end of your fixed term contract.

    For 26-27 AY:- Residents who have received a warning and continue with unacceptable behaviour will be reported to the Tenancy Tribunal for eviction. Application may be made to terminate your contract in the following circumstances: • Carrying, using or distributing illegal drugs or other illegal substances. • To be involved in the harassment of or discrimination against another resident, staff member or person • To be involved in the sexual and/or physical assault of another resident, staff mem

    If a student is not successful in receiving a visa to study in Australia before the commencement of the lease start date: The student must submit a written cancellation request via email to the property where the booking is held.     Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

    Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    For 26-27 AY:- 1. At the time of booking you will be required to pay an advance booking deposit equivalent to 2 weeks of rent. 2. The booking deposit will be part of your rent payment.

    Security Deposit

    For 26-27 AY:- 1. The bond is equivalent to up to four weeks' rent. 2. The bond serves to cover any damage or loss to the landlord in the event that the tenant fails to meet their obligations, but it does not apply to fair wear and tear allowed.

    Pay In Instalment

    For 26-27 AY:- Rent is required every 2 weeks in advance - It is different from the bond (bond will be lodged to the Bond Centre upon receipt

    Additional Fees

    For 26-27 AY:- 1. Lockout Fee – The first three lockouts are complimentary – following this a charge of NZ$25 is payable by the Resident if the Resident locks himself or herself out of the Building or their Room after Hours. 2. Replacement Swipe Card – A charge of NZ$50 is payable to provide a swipe card to the Resident if it is lost or misplaced.

    What lease lengths are available?

    Lease terms include full-year (52 weeks), academic-year (42 weeks), or semester-based tenure depending on availability.

    Is parking available?

    No — there is no parking facility at this property.

    What furnishings come with the apartment?

    Each apartment is furnished with a bed, study desk & chair, wardrobe, TV, fridge and microwave oven.

    Do I need to bring kitchenware and linen?

    Yes — you will need to supply your own bedding, linens, kitchen equipment, and utensils. (There’s usually an online shop to order essentials if needed.)

    Is the building secure?

    Yes — the building has secure access control. Residents must meet their guests at the entrance, which is accessible only by swipe-card.

    Can I change rooms after I’ve signed the lease?

    No — once you sign the lease, you cannot change rooms until the lease expires or unless you pay a lease-break fee and someone else takes over the contract.

    Is a bond (security deposit) required?

    Yes — a bond is required before move-in. It serves as a security deposit in case of damage, rent arrears, or failure to clean properly.

    What happens when I move in?

    You’ll sign a tenancy agreement, pay rent from the start date, and receive keys / swipe-card. A Condition Report will record the initial state of the apartment — it’s recommended to keep a copy and take photos on move-in.

    What happens at the end of tenancy?

    You must leave the apartment clean and in the same condition as when you arrived, remove all personal items, and report any damages. The bond refund depends on this inspection.

    Are utilities included in rent?

    Utilities and what is or isn’t included can depend on the lease offer. Confirm with the property before signing.

    Is internet / WiFi provided?

    Internet access is offered (or can be added) depending on contract and building plan — you may need to opt in for it.

    What common amenities and lifestyle features are available?

    Communal facilities such as study lounges, gyms, and shared social spaces are part of the accommodation. The building aims to offer a supportive community feel, ideal for students balancing study and social life.

    How do I move in / check in?

    You’ll receive instructions after booking. On arrival you’ll be handed keys / swipe-card and provided all necessary paperwork. Ensure you bring your ID and payment proof if required.

    What should I bring when moving in?

    Bring personal ID (passport or equivalent), bedding, kitchenware, toiletries, and any personal items. Essentials like furniture and major appliances are already provided.
