  • Early termination by students
    For 25-26 AY & 26-27 AY:- If you wish to end your contract early, you are required to provide the property with 1 month's notice in advance and will be responsible for paying an early termination fee. Please note: The early termination for each building will be available to the tenant in the contract for the unit and is specific to that building, all buildings do not have the same Early Termination Fee.
  • Payment and Fees

    Booking Deposit

    For 25-26 AY & 26-27 AY:- 1. The tenant must pay a £300 (non-refundable) holding fee at the time of booking. 2. The holding fee will be forfeited if the contract is not signed within 5 working days.

    Security Deposit

    For 25-26 AY & 26-27 AY:- 1. The security deposit is 4 weeks of rent. This is roughly 1 month’s rent. 2. This will be returned after the tenant's check-out barring any damage to the unit.

    Pay In Instalment

    For 25-26 AY & 26-27 AY:- You need to make a upfront payment for your entire stay If you don't have UK guarantor. Please Note : Affordability criteria requires - 1. Student income to be 25× monthly rent (annual). 2. The guarantor’s income to be 30× monthly rent. 3. International students to preferably pay the full stay amount upfront.

    Guarantor Requirement

    For 25-26 AY & 26-27 AY:- You must have a UK guarantor to book this property. In case you do not have UK guarantor you need to pay upfront payment for your entire stay.

    Additional Fees

    For 25-26 AY & 26-27 AY:- Double occupancy is allowed by simply adding £100 GBP more per person per month.
