Cancellation Policies
  • Cooling Off Period
    Residents may cancel their booking within 7 days of the property receiving the signed Licence to Occupy Agreement. The cooling-off period applies only if the resident has not collected the accommodation keys. Cancellation must be submitted in writing or by email. If cancelled within the cooling-off period, the Licence to Occupy Agreement will be cancelled.
  • No Place No Pay
    Applicable to prospective first-year undergraduate students only. Residents may be released from the Licence to Occupy Agreement if: Their preferred university withdraws their offer because they did not achieve the required entry grades. They exceed their expected grades and choose to attend a different university. Required documents: A university/college rejection letter, or A UCAS rejection confirmation or screenshot showing the required grades
  • Replacement Tenant Accepted
    The resident may find a replacement tenant to take over the tenancy. If a replacement tenant is found before the tenancy start date, the resident will be released 7 days after the replacement tenant signs the tenancy agreement. If a replacement tenant is found after the tenancy start date, the resident will be released from the replacement tenant's tenancy start date. If the resident has already occupied the room before being released, a £50 room preparation fee will be charged.
  • Other cancellation policies
    If a resident has submitted an online application and paid the £200 reservation fee(non-refundable), but has not yet signed the Licence to Occupy Agreement, they may cancel the booking without any further charges.

Our team will support the renewal process and help students secure a suitable room of their choice.     Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Booking Deposit

    A £200 reservation fee is required to secure the room. The reservation fee is payable when submitting the online booking application. The £200 reservation fee is deducted from the first term invoice. If the booking is cancelled before signing the Licence to Occupy Agreement, the reservation fee is non-refundable.

    Pay in Full Rent can be paid in 1 instalment before the tenancy starts. 42-week contract – Termly Instalments Rent can be paid in 3 termly instalments. Instalment due dates: Term 1: 05/09/2026 Term 2: 16/01/2027 Term 3: 17/04/2027 46-week contract – Termly Instalments Rent can be paid in 3 termly instalments.     If you decide to leave the accommodation before your contract ends, you may find another student to take over your contract, which will release you from further obligations. If you have submitted an application and paid the £200 reservation fee but have not yet signed the contract, you can cancel without further charges; however, the reservation fee is non-refundable.

    Do I need a guarantor?

    A UK guarantor is required if you choose to pay in termly instalments. If you choose to pay the full amount upfront, a guarantor is not required. The guarantor must reside in the UK, be financially capable of covering your rent if needed, and provide proof of ID, proof of address, and agree to countersign the licence agreement.

    Can we book as a group?

    Yes, group bookings are encouraged. If you book as a group of four or more, each member will receive a £100 group booking discount. Each person must complete an individual booking application, and once done, you should contact the team with all group member names so rooms can be allocated together.
