Cancellation Policies
  • Cooling Off Period
    For 26-27 AY:- Cancellations After Check-In 1. If a cancellation is made after check-in, the student must give them 4 weeks’ notice otherwise the security deposit will be retained. 2. If 4 weeks' notice is provided, all rent paid in advance and 50% of the security deposit will be refunded to the student 3. After the cancellation, if the new length of stay differs from the tiered rate originally booked, the student will be charged or adjusted to the applicable rate for their final length of stay.
  • No Visa No Pay
    A 100% refund is provided if the visa application is refused. All visa types are accepted, including student visas, working holiday visas, tourist visas, and others. Booking dates can be adjusted if the visa is delayed.
  • No Place No Pay
    For 26-27 AY:- A penalty will not be charged in the case where cancellation of the agreement is due to failure to secure an Offer of Enrolment. Written notice must be given to the property at least 14 days before the agreement start date and supported with written verification confirming the decline of the offer. An administration fee of AU$100 is applicable.
  • Replacement Tenant Accepted
    For 26-27 AY:- 1. If cancellation is made less than 30 days before the tenancy agreement start date, you will be responsible for paying rent until a replacement tenant has been found. 2. Once a suitable replacement tenant found, the property will release you from the tenancy agreement.

    Security Deposit

    For short stays of less than 13 weeks, a security deposit equivalent to 1 week’s rent is required. The short-stay security deposit is fully refundable upon departure, provided the room is left clean and in good condition. For long stays of 13 weeks or more, a bond equivalent to 4 weeks’ rent is required under the Western Australia Residential Tenancy Agreement (RTA). The long-stay bond is fully refundable at the end of the tenancy, provided the student complies with the tenancy agreement and leaves the room clean and without damages.
