    Frequently Asked Questions

What documents are required when applying for a property?

Applicants may be required to provide:
    • A valid government-issued photo ID
    • Recent proof of income (such as pay stubs or an employment letter)
    • Rental history and landlord references (if applicable)
Additional documentation may be requested during the application review process.

Can I move in during the middle of a month?

Mid-month move-ins may be accommodated depending on unit availability and lease terms. Prospective residents should discuss available move-in options before signing a lease agreement.

What should I do if I experience a maintenance issue?

Maintenance requests should be submitted through the resident portal or designated maintenance request system. Providing a detailed description and photographs of the issue, when possible, can help expedite the resolution process. For urgent maintenance emergencies occurring outside regular business hours, emergency maintenance procedures may be available.

    Is rent required before move-in?

Yes. Required move-in payments, which may include the first month's rent, last month's rent, or other applicable charges, must be completed before occupancy is granted.

Are utility accounts required before move-in?

If utilities are not included in the rent, residents may be required to establish utility accounts in their name prior to move-in and provide confirmation if requested.

    Is tenant insurance required?

Many properties require residents to obtain and maintain valid tenant insurance throughout the lease term. Proof of coverage may be requested before move-in.

    How are maintenance requests handled?

Maintenance requests are reviewed and assessed based on the information provided. Depending on the nature of the issue, residents may be contacted for additional details, scheduling, or access arrangements.

    Are routine property inspections conducted?

Properties may conduct periodic inspections to ensure the property is being maintained appropriately and to identify maintenance concerns before they become larger issues. Residents are typically notified in accordance with applicable regulations before inspections occur.

What happens during move-in and move-out inspections?

A detailed inspection may be completed at both move-in and move-out to document the condition of the property. This helps establish responsibility for any damages beyond normal wear and tear.

What payment methods are accepted for rent?

Accepted payment methods vary by property but may include:
    • Online payments
    • Electronic bank transfers
    • Automatic withdrawals
    • Cheques or other approved payment methods
Residents should refer to their lease agreement or resident portal for available payment options.

What happens if a rent payment is missed?

Late or missed payments may result in additional fees or lease enforcement actions in accordance with the lease agreement and local tenancy regulations.

Can a guarantor be added to support an application?

Yes. A guarantor may be accepted when an applicant does not meet certain income, credit, or rental history requirements. The guarantor may be required to complete additional documentation and qualification checks.
